New Northern Ireland Regulations - Everything You Need to Know

When are they changing?

The Regulations come into operation on 1 September 2024, for all new private tenancies granted on or after this date.

Existing tenancies granted before 1 September 2024, must comply by 1 December 2024. This means all private rented properties must comply and install the required smoke, heat and carbon monoxide alarms by the compliance dates. 

What has changed?

The new law requires all properties to have interlinked Smoke and Heat alarms as well as Carbon Monoxide alarms if your home contains any type of carbon fuel burning appliance.

• Heat Alarms - An interlinked heat alarm must be placed in every kitchen

• Smoke Alarms - An interlinked smoke alarm must be placed in the room that is most frequently used (i.e. Living Room) and in every circulation space (halls, stairs, landing or corridor) on each storey in the building.

• Carbon Monoxide Alarms - A Carbon Monoxide alarm must be installed in any room or circulation space of the property which contains a flue (including a chimney of an open fire that has not been put beyond use) and/or a fixed combustion appliance other than a gas cooker/gas oven

Which alarms are compliant?

All alarms must be certified to the following British Standards:-

• Heat Alarms - BS 5446-2:2003

• Smoke Alarms - BS EN14604:2005

• Heat Alarms - British Kitemark EN 50291-1

Each alarm must use a sealed and tamper-proof 10 Year Battery or be mains powered with a 10 Year Battery Backup.

Fairly easy to fit and set up once got idea of code flashes on units and what they meant. Seems to be working OK (test) after a couple of weeks, obviously early days and time will tell if the batteries last ten years. Would recommend.

We were very happy that we could get exactly what we needed that would fit the exact set up in our home.

We had 2 hard wired smoke detectors, one CO detector (battery) the home hub and a button (I’m short and can’t easily reach the ceiling if there’s a false alarm due to cooking!)

We also read several reviews that said “just pay for the pairing” so we did - it was certainly worth it!

Neat smart alarms

These Linkd smart smoke, heat and CO alarms are impressive. I’ve got a solar inverter in the loft and was concerned that it wasn’t monitored, among other areas of our home. The alarm units are small and neat, easy to install with either screws or double sided tape. Seven units took less than a hourt to put up. Being able to monitor and test using the app is very helpful. I’m very pleased with my purchase.
