New vs Old Homes - Everything You Need to Know

New vs Existing Homes

As per Approved Document B of the English Building Regulations, there are different regulations for New Homes and Old Homes.

The regulations for Old Homes are generally less stringent than those for new builds and many of the points are classed as 'best practices' rather than strict requirements

New Homes

Under Approved Document B, all New Build properties must have:-

  • Smoke Alarms - In every circulation space (such as hallways and landings) that form part of escape routes on every storey of the dwelling.
  • Heat Alarms- In every kitchen and other areas where smoke alarms might be prone to false alarms.

The alarms must be Grade D1, Mains Powered, Interlinked with Back Up Battery

Existing Homes

For existing homes, the regulations provide guidelines to ensure safety while allowing for more practical installation options:

  • Private Rented Homes - At least one smoke alarm must be installed on every storey with living accommodation. Carbon Monoxide alarms are required in any room with a fuel burning appliance
  • Domestic Homes - Smoke alarms should be installed in circulation spaces and on every floor level. Heat alarms should be installed in kitchens and other areas where smoke alarms might be prone to false alarms. Carbon Monoxide alarms are required in any room with a fuel burning appliance

    In both property types, alarms can be Battery Powered and Interlinking is recommend but not mandatory.

Fairly easy to fit and set up once got idea of code flashes on units and what they meant. Seems to be working OK (test) after a couple of weeks, obviously early days and time will tell if the batteries last ten years. Would recommend.

We were very happy that we could get exactly what we needed that would fit the exact set up in our home.

We had 2 hard wired smoke detectors, one CO detector (battery) the home hub and a button (I’m short and can’t easily reach the ceiling if there’s a false alarm due to cooking!)

We also read several reviews that said “just pay for the pairing” so we did - it was certainly worth it!

Easy to install and set up. Tests went well. Really happy with everything.

Neat smart alarms

These Linkd smart smoke, heat and CO alarms are impressive. I’ve got a solar inverter in the loft and was concerned that it wasn’t monitored, among other areas of our home. The alarm units are small and neat, easy to install with either screws or double sided tape. Seven units took less than a hourt to put up. Being able to monitor and test using the app is very helpful. I’m very pleased with my purchase.
